Q: What is a home inspection

A:  A non-invasive, visual examination of a residential property’s accessible systems and components


Q:  What systems are inspected

A:  Structural, Roof, Plumbing, Electrical, Heating, and Cooling


Q:  What components are inspected

A:  Site Conditions, Exterior, Interior, Insulation, Ventilation, Fireplaces and Attics


Q: What if there is a problem behind a wall

A: If we can not see it we cannot report on it


Q: How long does an inspection take

A: It depends on the size of the house and what we find. As a rule 3 – 5 hours


Q: Who gets to see my report

A: That is up to the client. Our report only goes to the client and the people they choose

 

Q: Do I need to have a home inspection

A: That is a decision you make when purchasing a home it is not required in most cases


Q: Should I have a home inspection

A: Our simple answer is yes. It will reassure you that you are making the right decisions and also help with future plans for your new home


Q:  Are there limitations to a home inspection

A:  Yes, Home Inspectors  are not required to inspect: items that are concealed or not readily accessible, areas that are unsafe or hazardous to the inspector, move personal belongings to gain access to systems or components, low voltage systems, solar systems, security systems


Q:  Is there a minimum standard and rules to a home inspection

A:  Yes, NYS Licensed Home Inspectors must follow Article 12-B of the Real Property Law
