Home Inspections for you
Congratulations on finding a house you’d like to call home and having your offer accepted! Now, it’s time to move forward and schedule your home inspection. Our process is designed with you in mind, ensuring a smooth experience that can be managed even via your cell phone.
Step 1: Initial Phone Call
We'll start with a quick phone call where we’ll ask for:
The property address
The square footage of your new home
The tests you need for a comprehensive inspection
Your email address
Step 2: Email Questionnaire
You’ll receive a questionnaire via email requesting:
Names for the contract
Your current address and the address of your new home
Any concerns about the property
Your real estate agent’s name and phone number
Rest assured, we only share your report with the individuals listed on the contract, unless you give us written permission to do otherwise.
Step 3: Contract and Invoice
You’ll receive a contract and invoice via email. NYS law and our insurance provider require the contract to be signed before the inspection. The invoice can be paid securely online.
Step 4: Coordination with Real Estate Agents
Your real estate agent will coordinate with the seller’s agent to grant us access for the inspection.
Despite appearing lengthy, this process can often be completed in just a few minutes!
Personalized Service on Inspection Day
Typically, I perform the inspection alone, which lasts 3 to 4 hours depending on the home’s size. However, I believe in providing a personalized service tailored to your needs. After the inspection, we'll walk through the findings together, and I’ll answer any questions you may have. My goal is to ensure you fully understand every aspect of the inspection.
Report and Test Results
Most reports are prepared and sent within 24 hours. Test results will be communicated via text or email as they come in. Once all results are compiled, you’ll receive a comprehensive written report. If you have questions after the report, feel free to call us—we’re here to help!
