Home Inspections for you
You have found a house you would like to call home and your offer was accepted. Congratulations. Now it is time to move forward and schedule the home inspection. The format we use was created with you in mind and we want you to be part of the process. The entire process listed below leading up to the inspection can be done in very little time and all over your cell phone if needed.
Many times, it starts off with how much does it costs and then followed up with what does your schedule look like. The cost is the same for all and is based on square footage and testing required to meet your needs. Scheduling depends on when you say “ GO “
First Step: This often starts with the initial phone call. You will be asked for the property address, The Square footage of the house you are purchasing, The testing you need to make your inspection complete and your email address
Second Step: You will receive an email with a questionnaire. You will be asked for the names as you would like them to appear on the contract, your current address, The address of the house you are going to purchase. Do you have any concerns about the property. Your real estate agent’s name and phone number. We cannot and will not share your report with anyone other then the people listed on the contract without your written permission. If you would like us to share the report with others it is an easy thing to do. Just send an email or a text that you would like us to share the report with XXXXX and provide an email address. The process is the same if you would like us to discuss the report with a third party
Third Step: You will receive a contract and an invoice via email. NYS law and our insurance provider require the contract be signed before the inspection. The invoice can be paid online securely.
Fourth Step: Your real estate agent contacts the sellers agent and get's the ball rolling for us to get in and inspect
It seems like a lot to get to this point but
it really is a matter of minutes most of the time.
Inspection Day: As a rule I perform the inspection alone. Most inspections take 3 – 4 hours depending on the size of the home. After the inspection is complete we will go through the house together. I will review with you the findings and answer any questions you might have.
Report and test results: Most reports are prepared and sent within 24 hours. Test results will be given to you via text or email as they come in. Once all test results are received you will be given a written report with all the results in one place.
